CORONAVIRUS -- OTTAWA REAL ESTATE - How we are adjusting to help preserve the community


We will be making some adjustments in order to help preserve the community during these uncertain times... ⚠️ THIS IS IMPORTANT ⚠️ PLEASE READ ⚠️


❗️We will continue accepting new Buyers and Sellers


❗️We will ask that any of our clients who are sick or vulnerable stay home.


❗️We will be travelling in separate vehicles for property tours and meetings


❗️We will encourage the use of Google Hangouts, Skype, FACETIME, GoToMeeting, Facebook Live, etc. to “meet” with clients and colleagues


❗️We will ask that any of our clients who are sick or vulnerable stay home.


❗️Realtor and public open houses - we will revisit strategies with each listing client, including strong recommendation to cancel traditional open houses until further notice, instead reverting to buyer Realtor previews and/or scheduling virtual open house walk-throughs hosted by the listing agent. While open houses are discouraged, if the client proceeds, we will post COVID-19 cautionary signage at entry, require ID verification to enter and for follow-up contact purposes should it be required for medical reasons after the fact, limit traffic through the property at any given time, and advertise/post signage to manage public expectations accordingly. Additionally, remind the public to make use of hand sanitizer, not touch surfaces in the home, prohibit use of washrooms (except for hand-washing if no sanitizer available), etc.


❗️If our clients chose to hold an open house, we will have them complete a COVID-19 Open House Consent Form, we will also print and post notices on the outside of the front door and ensure that the door is locked while we have visitors in the house (to meet the obligation of a maximum of 5 visitors at a time). “Currently, there is another group viewing this property. Kindly wait until their showing is complete. We are taking these steps in an effort to minimize the spread of COVID-19 (social-distancing) and ensure the health of both the home owners and visitors. Upon entering, you will be asked to wash your hands with soap and water, which will be provided for you, and to minimize touching surfaces. If you have recently returned from travel abroad, or are experiencing flu-like symptoms, we ask that you not enter – we would be happy to provide you with a virtual walk-through of the property at your convenience”. Thank you very much for your understanding.


❗️Property showings – we will revisit strategies with each listing client and adopt distinct showing window protocols with no overlap timing, consideration of attendance at showings to manage traffic and protect seller interests, avoid “go direct” showing confirmations where possible. Post COVID-19 cautionary signage at entry, require ID verification to enter and for follow-up contact purposes should it be required for medical reasons after the fact, limit traffic through the property at any given time, and advertise/post signage to manage public expectations accordingly. Additionally, remind the public to make use of hand sanitizer, not touch surfaces in the home, prohibit use of washrooms, etc.


❗️Offer presentations – revisit strategy with each Seller client regarding amended client direction for all offers to be submitted electronically to the Listing Realtor so as to avoid unnecessary third party contact situations. A reminder that Buyers may submit their deposit to our brokerage through online / telephone banking.


❗️Coverage of business – we will ensure that we have proactively arranged for a colleague to cover our business in the event of illness or should self-isolation be required, and that this coverage is communicated to out brokerage staff and broker managers.


❗️We will cancel all office meetings, special events, group mentoring sessions, coffee talks, and professional development classroom sessions, until further notice.


❗️We will post signage at all branch location entrances invoking caution before entry relative to travel abroad or any symptoms of illness.


❗️Revise in-branch process for intake of all hard copy materials (paperwork, deposit cheques, keys, etc.), accompanied by strict staff protocols in regard to subsequent sterilization of materials at outtake by staff members for processing.


❗️Enhance in-branch staff sanitation protocols for telephone equipment, monitors, keyboards, work surfaces, etc.


❗️We will encourage / manage social distancing of branch personnel and Realtors as a preventative measure and to support business continuity.


❗️We will share updates as necessary.
